The second part of the project was to repair the faulty chimney flashing.
Due to the general state of the render and the sheet metal, we decided to replace the old flashing.

We were called to assess water damage on the upper floor of this period home in Albert Park. The situation of the roof construction made a conclusive assessment impossible and did not allow us to locate the water ingress; somewhere, the tanking had a small leak.
We also concluded that the construction did not allow maintenance to happen in a guided way, allowing for durable repair work.
We decided to build a new roof over the existing structure and tidy up the hot water system at the same time. Only this way we could guarantee that the water leak is getting repaired, ensuring that the condition of each element is observable and maintenance work can be done effectively. This way, we achieve durability of our repair work of 30 years plus.
