Outbuilding Façade Restoration
Location: Princes Hill
Building Type: Residential
Budget: $63,000
Situation
The owner of this unique outbuilding called because of water leaks in the ground-floor bathroom and on the first-floor windows. During our inspection, we identified decayed window frames and cracks in the roof gutter as the primary source of the problem. The structural damage to the front façade was significant, and many structural elements, as well as the first-floor window frames, were beyond repair. The outbuilding had become structurally unsound and hazardous. As a result, most of the façade elements had to be replaced.
The Challenge
Particularly challenging was the fabrication of the curved new window frames. Our experienced team first fabricated a template for the glazier to manufacture the new glass panes. We then built the frames for the fixed-pane windows before the glass was fitted.
The Job
- Remove cladding, window frames and deteriorated structural elements of the façade
- Repair or replace structural timbers
- Install insulation
- Build templates for glass panes
- Design, build and install window frames
- Install roof flashing
- Install weatherboards
- Paint all timber elements
