Water ingress and damage to the ceiling and walls in the first-floor bedroom prompted our customer to call us. We quickly identified the second-floor balcony as the source of the water leak.

Removing the decking timber revealed one of the poorest jobs we have ever encountered: Not only was plywood used as roofing material, but the deck timbers were directly screwed into the plywood sheets. No sarking or insulation was installed. Therefore, the plywood sheets and other structural timber elements were severely degraded.

Our expert team rebuilt the balcony structure and waterproofing system to comply with Australian building standards. The job included:

  • Removing rotten plywood sheets
  • Rebuilding the roof structure
  • Installing insulation and roof underlay
  • Installing new roofing sheets with appropriate fall
  • Replacing all flashings and cappings
  • Installation of a floating decking structure, protecting the integrity of the waterproofing system
  • Installation of balustrade and screens
  • Oiling of timber to ensure longevity

Result

Our customer now enjoys a structurally sound, completely waterproof balcony with beautifully oiled timber floorboards, balustrade, and screen.
