Façade Restoration

The prominent façade of this Victorian property had seen better days and needed some care. The façade was patched with a cement render in a previous renovation and painted with acrylic paint. The acrylic paint peeled off, was flaky and had deteriorated the render lime render, exposing the brickwork in some patches and negatively impacting the building’s original fabric.
Restoration Approach
The goal of our work was to improve the building’s health and to preserve its structural integrity and heritage significance. In accordance with the Heritage Overlay, we used traditional materials and techniques to enhance the building’s original aesthetic and functionality.
Our Preparation
The project required extensive preparation, including obtaining a planning permit, a road occupancy permit, and a permit to work. Also, we needed an elaborate traffic management plan and scaffold engineering for the scaffolding. The laneway was protected with plywood sheets and tarp beneath the scaffolding; the scaffolding was equipped with plywood sheets and shade cloths to protect and ensure slow drying of the render.
Our Work
- Removed deteriorated acrylic paint with a low-pressure washer
- Mechanically removed loose render and repaired with render based on pure hydraulic lime and graded sands
- Repaired existing cracks and detached parts with natural hydraulic lime render
- Repainted the entire façade with tinted lime wash, formulated and mixed on site, as recommended by Heritage Victoria
The Result
The beautifully restored façade can breathe again. The traditional natural materials we used create the magical velvety finish that no synthetic material can achieve. The wall will age gracefully and become even more interesting over time.
